The EPA and Ohio Department of Health recommend radon mitigation when levels are above 4 pCi/L. Even if levels are less than 4 pCi/L, mitigation may be considered.  There are risks at even lower level readings. It is important to lower the radon levels as much as possible to lower your health risk. There are many factors when choosing a radon mitigation contractor. First, make sure they are licensed thru the Ohio Dept. of Health. Also consider time length of warranty.  Will the company be around to honor it?  We provide a guarantee to lower radon levels to below EPA standards, we also provide a 5 year warranty on fans and lifetime warranty on other components. With over 16 years in business locally, you can count on us being here to honor the warranties. When we install our systems, we treat your home as if it were our own. We are clean and use shoe covers and/or drop cloths to protect your home. After all installations we clean up our mess, like we were never there. We pride ourselves in offering effective and competitively priced radon reduction systems.

At Family Safe Radon Services our number one goal is to lower radon levels in your home to acceptable levels. We strive to install a quality, low cost, effective system. We will design and install a system that works best for each home.  Every home has different characteristics that may affect the design of the system. It is important, and required by Ohio Dept. of Health, that a licensed contractor visit your home to investigate which system will work best with your home. With each system we install, it is our goal to not only reduce the radon levels as low as reasonably possible, but also maintain the aesthetics of your home. We will design a system that is both effective and with the lowest annual energy cost. When possible we will install the system to be concealed or placed in the least conspicuous location. Remember just because an installation cost is low, doesn't mean it is the best choice. If the system doesn't lower the radon levels to the lowest possible level or has a high annual energy cost, it could end up costing you more in the long run. Some of the radon reduction systems we commonly install are:

Sub-Slab Depressurization System

Radon gas comes from the earth underneath your home or business and then comes up through the ground through micro pores and cracks in the basement slab, then makes its way into the home.

Sub-slab depressurization is the most common, efficient, cost effective system for radon mitigation. These systems work by taking the air from underneath the slab. Sub-slab depressurization systems will create negative pressure under the slab that prevents the gas beneath the soil from being brought into the home. To install a sub-slab system, pipes are inserted through the slab and routed to the outside of the home, with a fan installed on the pipe and then the exhaust is routed harmlessly outside, above the home. The fans will pull air from underneath the slab. Removing this air creates a suction under the slab that is greater than the suction from the building. This suction will prevent the radon from entering the building.

Sub-slab depressurization system with exposed earth in crawlspace

This system first needs a vapor barrier covering the soil. This barrier must be sealed completely and mechanically attached to the walls for the system to work properly.

Sealing of any cracks and openings

Sealing of any cracks and openings at the basement level. For example: sump pit, floor drains, cracks and edges of slab. In order for the system to work effectively, all cracks and openings need to be sealed.
